Novus Construction was appointed as carpentry and fit-out subcontractor on a development of five new build timber frame houses in Chalfont St Giles, Buckinghamshire. The timber frame structures were installed by others, with Novus taking on the follow-on carpentry and fit-out package.
The works included first fix enabling works after the timber frame installation, external shiplap cladding, staircase installation, engineered flooring, bathroom fit-out support, internal doors, skirting, architraves, trims and second fix carpentry across the five plots.
The package required consistent sequencing across multiple houses, with works coordinated around the main contractor's programme and other trades on site.
The external cladding package included horizontal shiplap boards installed across the houses, with detailing around windows, doors, corners, rooflines and external penetrations. Consistency across all five plots was important so the development read as one scheme.
The internal carpentry package included staircase installation, engineered flooring, internal doors, skirting, architraves, trims and second fix items. Works were delivered plot by plot, following the sequence required by the main contractor.
Bathroom fit-out support included vanity units, bath panels, shower screens, mirror cabinets, towel rails, trims, sealing and final fit-off items where required. These works were coordinated after tiling and alongside final snagging.
The result was a completed carpentry and fit-out package across five new build homes, including cladding, stairs, flooring, bathroom fit-out support and second fix carpentry. The works were sequenced around the main contractor's programme and completed across the scheme with consistent detailing from plot to plot.
